Mr. de Nicolas joined an international panel, discussing Lessons Learned from Developing Markets, which included other important real estate leaders from developing markets, including Bruce Gardner, Managing Director of Multinational Logistics Partnership from Russia; Gary Garrabrant, CEO of Equity International from the United States; Aniruddha Joshi, Executive Director of Hirco Group from United Kingdom; and Laila Macharia, CEO of Scion Real from Kenya.

At the forum, investors, academics and real estate developers heard firsthand the strategies that these leaders have applied successfully under unique and challenging emerging market scenarios as well as their long term visions for real estate. Mr. de Nicolas shared Mexico's housing success story and the importance of having the support of and close working relationship with dedicated mortgage banking institutions, such as INFONAVIT and FOVISSSTE, combined with a favorable government housing policy, as is the case in Mexico. At the same time, Mr. de Nicolas spoke about Homex' leadership and innovation in the homebuilding industry in Mexico; the company's unique business model and core focus on the affordable entry-level housing sector, as well as its conservative financial policy, providing for a strong financial position; and, finally, the continued positive population dynamics and housing demand which has outpaced the supply of new homes in the country. He expressed confidence in the long term growth outlook for the housing industry and for Homex.
