Visulate launches search engine for Florida real estate and company records

MERRITT ISLAND, Fla., Sept. 18, 2012 /PRNewswire-iReach/ -- Visulate announces a huge expansion of its online public records website – visulate.com. The latest version maintains records for more than 8,000,000 properties and 1,700,000 companies in Florida. Users enter a street address in the search box then press search. Visulate finds the coordinates of that address, then looks for nearby real estate and companies. It displays a map showing the location along with properties and companies within 150 meters.

Real estate and company records are accessed by clicking on the map. Real estate records include usage details, size, building features and sales history for real estate in every Florida county. Most of the real estate reports include links to the county's Property Appraiser website along with a drill down report that shows other properties that belong to the same owner.

Visulate's company records display information from public records for active corporations, companies and non profits registered in the State of Florida. The records include their principal location plus the names and positions of its officers. Company reports include links to the Florida Department of Corporation's Sunbiz site and other sites with company related information.

Real estate reports provide market and income valuation estimates. Visulate has estimates for the rental income, expenses, Net Operating Income (NOI) and cap rate for every property in Florida. It displays these as a pro-forma income statement. A drill down link from the income statement allows the user to edit these values to perform "what if" analysis and estimate cashflow.

There are 67 counties in Florida, the Visulate website is one place to go to to get  the public information available at a state or county level about properties and companies in Florida. There are links through to the websites that have other public information.

Visulate has public information on every property regardless of its current status. As a Realtor Sue Goldthorp has access to MLS data to know what is available for sale and to rent.
