AUSTIN, Texas, April 26, 2012 /PRNewswire/ -- White Lodging today revealed renderings and a model of the new 1,200,000-square-foot JW Marriott® Austin that is expected to break ground this summer. The company also announced that more than 19,000 rooms have already been booked for the downtown hotel, which opens in early 2015. The hotel is located on the square block bounded by Second and Third Streets and Brazos Street and Congress Avenue in downtown Austin.
The 33-story, 1,012-room hotel will feature 35 meeting rooms and 115,000 square feet of meeting, banquet and exhibition space, food and beverage venues, underground parking and a 4,500-square-foot fitness center.
The hotel will achieve a LEED Silver certification and two-star Austin Energy Green Building rating. A few of the hotel's environmental features will include low-emitting materials, such as paints, coatings and flooring systems that are certified for indoor air quality, and the use of regional materials to cut down on the delivery distance.
"The addition of a 1,000-room hotel to downtown Austin is a game changer for the city," Jay Spurr, director of sales and marketing for JW Marriott Austin, said. "Having this number of hotel rooms under one roof will allow the city to land large national conventions and meetings for which it could otherwise not compete."
The JW Marriott is expected to generate 2,500 jobs during its two-year construction. Upon opening, the hotel will employ more than 700 people.
"The JW Marriott is an integral component to ensure that tourism remains a bright spot for the Austin economy," Spurr said. "According to the Austin Convention and Visitors Bureau, demand for downtown hotel rooms rose 8.7 percent in 2010. The new hotel will help to meet this growing demand, assist the city in competing on a national level as a leisure and meeting destination, and continue to adequately serve annual marquee events."
In line with the city's goal of more pedestrian traffic downtown, more than 1,000 people are expected to enter and leave the hotel each day, mostly on foot, through the main hotel entrance on Second Street. The JW Marriott will create a visual connection with the Austin Convention Center and the Second Street Retail District and generate significantly more pedestrian traffic along Congress Avenue and Second Street.
Boasting an urban style, restaurants, outdoor seating, and public art will be featured along Second Street and along Congress Avenue. Retail stores will be located on the corner of Third and Brazos Streets.
In addition, the JW Marriott is expected to bring enormous economic benefits to the entire city. The hotel is expected to generate more than $16 million in taxes annually, and $5 million to $6 million will go directly to the City of Austin.
The entire hotel project is estimated to cost $275 million to $300 million. Full financing has been secured, though details have not been released.
White Lodging, which owns and manages 21 other properties in Austin, will manage the JW Marriott. The company will employ more than 1,700 people in the greater Austin area when the JW Marriott opens, making it one of the area's largest private employers.
