India too has witnessed an unforeseen growth in its real estate segment. This growth can be attributed to various reasons like favourable demographics, increased purchasing power and easy availability of finance. However, there are other aspects as well which influence the buying decision. In today's multifaceted world of real estate, the choices are mindboggling, and it is undoubtedly much more complex because for Indian buyers a home is not only a place for comfortable living; it is a symbol of their social status as well.
What are those aspects that influence the buyers' decision while purchasing a residential flat? Is it the location of the plot or the builder's repute that matters most to the purchasers? Do they aspire to buy apartments in developed, urban areas, or are the futuristic locations more appealing to them? It is in order to get the answers of all these questions that we at Foreseegame decided to carry a survey on the real estate scenario of India that sought to delve deeper into the buyers' psyche. The survey results will be useful to the developers of real estate in gauging their customers' mindset and approach.
'Opinion Square' - a unique and special survey study platform of Foreseegame.com is an opinion-driven agile medium that aims at measuring the pulse of common people on various issues covering a wide range of topics, starting from industry-specific areas like gadgets, lifestyle and shopping, to pressing social and political issues.
Foreseegame received an overwhelming response to this new set of opinion-based games and prepared a survey report in association with Microsec Research based on the results. Microsec Research is the research wing of Microsec Capital having experienced analysts across the sectors.
The report has used the online feedback from about 33,000 participants of www.foreseegame.com thereby covering that segment of users who have access to the internet. The users have been registered only on the basis of unique mobile numbers and the participation is being monitored by Google Analytics.
On the onset, the survey results reveal that Builder's repute is the biggest concern for the prospective buyers before selecting a property. 81% of the participants have said that they would consider the repute of the builder while booking an under-construction flat. The other things that proved to be important were the location of the apartment. 65% of the participants said that they would buy a new flat purely on the basis of amenities like easy transportation, availability of schools and hospitals etc.
Buying an ideal residential apartment involves getting the information in time. For 53% of the respondents, print and web media are the best source of information, while 38% preferred to rely on real-estate brokers. Decision of the entire family including children and youth has been given importance while buying a new residential property. Factors like Vastu and facilities like a virtual tour of the model flat are also the driving forces behind the purchase of a new flat.
