$157M Bond Placed for AEP at 6.6%, Backed by U.S. Office and Industrial Holdings

The financing is backed by a diversified real estate portfolio consisting of three office buildings in New Jersey and an industrial asset in Florida.

The bonds were placed in the Israeli capital market at a competitive 6.6% fixed interest rate, reflecting a 70% loan-to-value (LTV) structure that underscores the strength and stability of the underlying assets. The portfolio includes:

• 837,006 square feet of office space located in Jersey City, East Brunswick, and Parsippany, New Jersey
• 62,377 square feet of industrial space in Pensacola, Florida

Use of Proceeds:

• Refinancing of existing debt secured by the assets
• $25 million dedicated to committed capital improvements, including tenant improvements (TIs) and leasing commissions (TILCs) to support tenant retention and lease-up efforts
• $12 million in cash-out proceeds, earmarked for reinvestment across AEP's broader real estate portfolio to support strategic growth and acquisition opportunities
