1. Watch out for high humidity inside. Indoor humidity isn't hard to detect this time of year. If you feel damp and clammy inside the home, it's not a good sign. In fact, high indoor humidity often leads to issues like mold and increased allergens. If the house feels humid, make sure the air conditioner is the correct size. If it is, the unit may need an inspection or tune-up.
2. Make sure the furnace is in proper working condition. While high humidity is hard to miss this time of year, a fully-functioning furnace is likely not the first thing on Philadelphians' minds during summer months. However, the heating system is important to check before buying a new house, regardless of the season. Some routine maintenance, like a filter swap, can actually be performed by the homeowner. Likewise, the thermostat should be checked to verify that both the heating and cooling systems are properly turning on and cycling.
3. Check for gas leaks. Gas leaks can become silent killers. On the surface, they're often difficult to detect and easy to overlook. Some warning signs might include dead vegetation and bubbling in wet areas around exterior gas lines, a slight hissing sound near indoor lines or the smell of rotten eggs. Carbon monoxide, produced by gas-burning appliances, is among the most common of hazardous gases and is one of the most difficult to detect. Make sure the home has had a new carbon monoxide detector installed within the last five years, and consider contacting a professional to install a low-level detector.
