
Augusta Communities, a Women-Led Nonprofit, Secures Record Tax-Exempt Financing to Preserve Affordable Homeownership in California
UPLAND, Calif., Sept. 21, 2026 /PRNewswire/ -- Augusta Communities, a women-led nonprofit, closed $118.1 million in tax-exempt financing and completed the purchase of nine manufactured home communities across seven California counties: Los Angeles, San Bernardino, Kern, Amador, Tuolumne, Orange and San Diego. This adds to the eight communities Augusta Communities owns in San Bernardino, Tulare, Ventura and Riverside counties, bringing its portfolio to 17 communities and further strengthening its growing presence and commitment to preserving affordable homeownership opportunities across the state.
As California's housing challenges continue to grow, Augusta Communities is demonstrating how nonprofit ownership can expand access to attainable homeownership through a model that is distinctly different from both resident-owned and for-profit communities. Founded by Suzanne Taylor and jointly led alongside her daughter, Erica Taylor, Augusta Communities works with residents, community partners, public agencies and investors to purchase, preserve and revitalize manufactured home communities, creating long-term housing stability for thousands of families, seniors and individuals.
Unlike resident-owned models, Augusta Communities assumes the financial risk and responsibility of ownership while providing professional management experienced in manufactured housing. Residents are not responsible for governing the community or for planning, financing and overseeing infrastructure maintenance, repairs and capital improvements. Augusta Communities also differs from for-profit models because decisions about rents, maintenance, capital improvements and other aspects of community operations are guided by its nonprofit mission to create clean, stable and enjoyable communities. Long-term affordability commitments reserve home sites for income-qualified households, with annual reporting to confirm those commitments are being met.

The impact of Augusta Communities' nonprofit approach is evident throughout the communities it manages, including at Hacienda in Montclair, where Augusta has invested $2,250,000 in infrastructure improvements and upgraded amenities across 204 home sites. A solar system at Hacienda provides low-cost energy to residents, reducing their utility bills, and resident programming includes education scholarships, a summer camp and a food pantry.

The nine communities are Alpine Oaks Estates in San Diego County, Magnolia Ridge in Orange County, Ponderosa in Tuolumne County, Meadow Pines in Amador County, Desert Rose Estates in Kern County, Sierra Springs Village in Los Angeles County, and Mission Valley Oaks, Seasons Community and Timber Canyon in San Bernardino County.
Augusta Communities also serves as asset manager for two city-owned manufactured home communities in La Habra.
