Zonda's New Home Pending Sales Index noted new home sales rose 1.0% month-over-month in an April 2023 report and Builder Confidence has been steadily on the rise after bottoming out in late 2022. The exact number of new homes needed to meet demand is debatable, but most industry experts believe it to be somewhere between 4 and 6 million. This significant gap in supply, coupled with mortgage rates that have more than doubled in the past year, is contributing to a real affordability challenge hitting most markets and builders need access to capital to help build our way out of this problem.
