Construction To Begin At 130 Commerce Center, A 160-Acre, Mixed-Use Development In Pflugerville

Light industrial building expected to break ground by end of month, pre-leasing available on second office/flex building, plans submitted for third tract of land for corporate headquarters.

PFLUGERVILLE, Texas, Oct. 24, 2012 /PRNewswire-USNewswire/ -- The Pflugerville Community Development Corporation (PCDC) today announced that construction will begin this month on a 120,000-square-foot light industrial building at the 160-acre, master-planned, mixed-use development located at the southwest corner of SH 130 and Pecan Street in Pflugerville. The PCDC also announced the official name of the development, 130 Commerce Center, which was previously casually referred to as the Pflugerville renewable energy park.

While the PCDC aims to attract clean energy companies to 130 Commerce Center, various types of industrial, office and retail tenants are anticipated.

"Clean energy is a primary economic development target for Pflugerville, but we are attracting a diverse mix of bio-sciences, manufacturing, technology, warehouse and distribution, services providers, professional office tenants and retailers who are interested in locating at the 130 Commerce Center," PCDC Executive Director Floyd Akers said. "We selected 130 Commerce Center as the official name for our development because we don't want to exclude businesses that are not in the clean energy industry; they will certainly complement the renewable energy businesses that will be there."

The name of the development is also meant to highlight its location on one of Texas' newest highways, SH 130. Pflugerville has immediate access to three major highways: SH 130, SH 45 and IH-35.

While retail is planned for 130 Commerce Center, development will begin with industrial and office/flex. As is typical with mixed-use developments, retail will be a later phase, and retail PAD sites will be closer to the edges of the tract, visible from the roadways.

Light industrial

A developer registered as 130 Commerce Center LLC will close within the next week on a 16-acre tract at the development. Construction will begin on a 120,000-square-foot light industrial building within weeks. This will be the first building at 130 Commerce Center.

Pre-leasing is underway for space in the first of two 120,000-square-foot light industrial buildings planned for phase I of this developer's project. 130 Commerce Center LLC plans to eventually construct a total of six 120,000-square-foot industrial tilt-wall buildings.

Office/flex

Renewable Resource Consultants LLC, a civil engineering firm that designs half of the wind projects in the U.S., the geotechnical engineer of record for the Webberville Solar project sited on Austin Energy-owned land in Travis County, also plans to break ground this fall on a 6,000-square-foot office/flex building.

The PCDC will lease 2,000-square-feet in this building for its new offices. The building is expected to be complete and ready for move in summer 2013.

Renewable Resource Consultants also plans to build two to three additional office/flex buildings on its 5.5-acre tract. Space will be available for lease. No timeline has yet been determined for this phase of the project.

Corporate headquarters

EIEIO, Inc., founded in 2000 in Austin with 30 employees and offices in Austin and New York, will relocate its corporate headquarters from Austin to Pflugerville. The company will construct its offices and manufacturing/assembly plant on 5 acres at 130 Commerce Center, totaling a $4.5 million capital investment.

At an Oct. 18 meeting, the PCDC Board of Directors approved a $243,500 incentive agreement for EIEIO. As part of the agreement, the PCDC will reimburse EIEIO for permit and other development fees, sewage and detention costs, and pay the company $3,000 for each new full-time employee hired with an average wage of $46,000 plus benefits for the first 20 employees hired.

EIEIO will break ground on the 40,000-square-foot building early next year.

Land for sale, space for lease

The development is shovel ready, and site preparation and excavation for both the light industrial and office/flex projects are already underway.

The PCDC bought the 160 acres to develop the site as a mixed-use development in 2008. Commercial real estate firm Don Quick and Associates was later hired by the PCDC to help market and sell the land at 130 Commerce Center.

Developer 130 Commerce Center LLC also hired Don Quick and Associates to help secure lease agreements for its light industrial buildings.
