Selling vacant land can take more work than many owners expect. What Is the Fee-Free Cash Offer Path?

Depending on the property and circumstances, landowners may be able to explore a cash-offer option through OffersTree. Cash offers can provide an alternative to listing the property on the open marketplace and may appeal to owners who prioritize convenience, a defined transaction process, or a particular selling timeline.

Eligible landowners can receive cash offers from participating land investors, with applicable closing costs paid by the investor when the property fits the investor's eligibility criteria. Cash-offer transactions carry no marketplace fee to the landowner.

The cash-offer path can close in as little as 14 to 30 days, depending on the property, transaction, and other circumstances.

"For a landowner who has had a parcel sitting for months without finding a serious buyer, or someone dealing with circumstances that make a defined selling timeline important, the cash-offer path can be an option worth considering," Tara said. "Convenience and certainty have real value for some sellers, and providing a cash-offer path without a marketplace fee or closing costs allows landowners to consider that option without any additional fees."

How Does the Marketplace Listing Path Work?

The open marketplace listing path allows landowners to create listings on the OffersTree platform and present their vacant land to potential buyers. Buyers can browse land for sale across the USA and discover properties that may match their location, budget, and intended use. Buyers can explore different types of vacant land, including residential, agricultural, commercial, industrial, and recreational land.

Landowners receive offers directly from buyers through a structured submit-offer interface. Sellers can accept, counter, or decline offers, with offers expiring after 10 days if no action is taken.

The marketplace path typically provides greater exposure to potential buyers and may produce higher net proceeds than a cash offer, although the process can take longer. The guide notes that 60 to 180 days can be a common timeframe for marketplace transactions, depending on the property, buyer interest, pricing, and transaction circumstances.

OffersTree allows landowners to list their property without an upfront listing fee. Applicable marketplace fees are paid according to the terms of a successful marketplace transaction, as outlined in Section 3.4 of the OffersTree Terms of Service. The current fee schedule starts at 5% with a $500 minimum for parcels up to $25,000 and scales down to 1.5% for parcels over $5 million.
