
Home Invest Closes on the 997-Unit East Ponce Village Community in Greater Atlanta as Seller Selects Its Bid Over Higher Offer
In its most impactful acquisition to date, Home Invest closed on a community valued at $122 million. Renovated units are already leasing, with a resident waitlist forming.
PALM BEACH GARDENS, Fla., Sept. 1, 2026 /PRNewswire/ -- Home Invest, a private real estate investment firm, has closed on the acquisition of East Ponce Village, a 997-unit multifamily community in Stone Mountain, Georgia, in metro Atlanta. The transaction is the largest in the firm's history and marks the start of a full-scale turnaround of the community.
East Ponce Village, located at 1310 Wood Bend Dr, Stone Mountain, GA, sits on a sprawling campus featuring two swimming pools, a fitness center, clubhouse, and units with fireplaces, vaulted ceilings, and private entries. Originally built in 1987, the property is positioned in one of the nation's strongest multifamily markets and was acquired at a substantial discount.
Notably, Home Invest was not the highest bidder. The seller held a higher competing offer but selected their bid, citing the firm's certainty of close and its track record of rescuing distressed properties.
"Closing a community this size takes trust on both sides," said Nate Armstrong, President of Home Invest. "The seller chose us because we have proven we can take a struggling property and turn it around. This one was never distressed because of the market or the building. It was distressed because of management, and that's what our team specializes in."
Home Invest took the unusual step of assuming day-to-day operations before the closing was finalized, giving its team a running start on the revitalization. As of closing, the firm has installed a full property-management and maintenance staff, restored community amenities, and begun renovating and re-leasing units. Every unit returned to market so far has leased immediately, and a waitlist of prospective residents has formed.

Home Invest will continue executing its turnaround plan, which includes capital improvements and a full resident-experience overhaul, with the goal of restoring occupancy and stabilizing the community. The plan also brings on-site philanthropic community events to residents, including holiday fundraisers, community gatherings, and enrichment programs for children.
