Irgang Group Announces New Leases for Retail Properties in Arizona, North Carolina, Georgia and New Jersey, as well as Update on Mixed-Use Building in New York

Paris Baguette, Nothing Bundt Cakes to follow newly opened Angie's Prime Grill at the recently acquired Gilbert Gateway Towne Center in metro Phoenix.

NYACK, N.Y., Sept. 14, 2026 /PRNewswire/ -- Irgang Group today announced a series of new leases and store openings at its retail properties in Arizona, North Carolina, Georgia and New Jersey, as well as activity at a new mixed-use high-rise in Manhattan and another new mixed-use project in The Bronx.

National chains Paris Baguette and Nothing Bundt Cakes are the latest tenants to sign leases for Gilbert Gateway Towne Center, a 264,000-square-foot metro Phoenix property acquired in December 2025 by a partnership of Irgang Group and other New York real estate investors.  

Paris Baguette signed a 10-year lease for a 4,400-square-foot freestanding building that previously housed Denny's. The restaurant is expected to open late this year or in the first quarter of 2027. Young Kim with West USA Commercial represented the tenant on the lease, while James DeCremer and Matt Milinovich with Avison Young represented the landlord. Irgang Group retained Avison Young as exclusive broker for the property.

Nothing Bundt Cakes inked a 10-year lease for a 1,660-square-foot space previously occupied by computer repair store Apple Xchange, with a first quarter 2027 opening anticipated. The tenant was represented by Greg and Mark Stanislawski with The Retail Strategy, while Milinovich and DeCremer represented the landlord.

Meanwhile, regional operator Angie's Prime Grill recently debuted at Gilbert Gateway in a 2,400-square-foot space formerly occupied by Jimmy & Joe's Pizza. Matt Schrauth of Avison Young handled the 10-year lease for the tenant, while Milinovich and DeCremer represented the landlord.

"That offering will soon be strengthened when we announce a lease for the 8,000-square-foot former Tasteful Tailgaters restaurant building, with multiple operators submitting LOIs (letters of intent) for the space."   

Avison Young principal Milinovich added that LOIs have also been received from two "strong national retail brands" for a 10,700-square-foot space previously occupied by home furnishings tenant Ivy & Sage. Upon completion of the latter two deals, the property will be 100% leased.

Gilbert Gateway is located in the heart of a thriving metro Phoenix commercial corridor. In addition to 264,000 square feet of retail space anchored by Ross Dress For Less, World Market, Michaels, PetSmart and Mega Furniture, the 36-acre site is shadow-anchored by a 185,400-square-foot Super Target. More than 96% of the property's space was leased at the time of the acquisition.

Elsewhere, Irgang reported that leases have been signed by Ulta Beauty and another national retailer for the 37,000-square-foot former Big Lots store at Poplin Place in Monroe, NC, boosting occupancy to 100% at the metro Charlotte center. Ulta recently opened its 9,958-square-foot store/salon. A first quarter 2027 debut is anticipated for the second tenant, which will occupy 27,112 square feet, with an announcement to follow.

Ann Smith of Skyline Seven Real Estate represented Irgang Group on both leases. The firm is exclusive broker for Poplin Place. The 196,462-square-foot power center is currently anchored by TJ Maxx, Ross, and Burlington. They are accompanied by shadow anchor Target, which incorporates a full grocery and wine/liquor department.

In the metro Atlanta area, Kroger signed a long-term renewal for its 63,419-square-foot store at Main Street South Fulton and will also be developing a new fuel station in a portion of the property's parking lot. Chris Bowman of Skyline Seven represented Irgang Group in his capacity as exclusive broker for the center. Other prominent tenants at the fully occupied, 129,449-square-foot neighborhood center include Dollar Tree, Rainbow, Humana, Metro PCS, Pizza Hut, Subway, and Golden Krust.

Meanwhile, in Millville, NJ, Inspira Health is nearly doubling its footprint at Union Lake Crossing by amending its existing 9,127-square-foot-square-foot lease to add a physical therapy practice in an adjoining space that previously housed Party City. The new 10,000-square-foot facility is expected to open this Fall. Inspira, which operates healthcare facilities throughout southern New Jersey, originally opened its primary care practice at Union Lake in Fall 2024 in the former Pier 1 space.

Mario Brunelli and Chelsea Reizner of exclusive broker R.J. Brunelli & Co. represented Irgang Group on both deals. The tenant was repped by Craig Levitan of Rendina Healthcare Real Estate.

Additionally, Rainbow Shops and Dave's Hot Chicken have signed leases for the two remaining spaces at the 393,000-square-foot power center. Rainbow is taking a 5,200-square-foot store previously occupied by Cato Fashions, while Dave's Hot Chicken signed for a 2,500-square-foot space previously occupied by Moe's Southwest Grill. Brunelli and Reizner represented Irgang Group on both deals, while Rainbow was repped by Kevin Healey with Goldfine and Company, and Dave's by Shane Hart with Metro Commercial Real Estate. Both tenants are expected to open later this year or in the first quarter of 2027.

Now 100%-leased, Union Lake is anchored by Shop-Rite and Kohl's/Sephora, and shadow-anchored by Target. Sub-anchors include Fun City Adventure Park, Ross Dress For Less, Old Navy, Staples, PetSmart, and Boot Barn.

In New York, Irgang reported that LOIs are advancing to the lease stage with two national restaurant chains for the new mixed-use development at 35 West 125^th Street in Manhattan. With construction nearly complete in less than a year, the 174,000-square-foot, 21-story tower being developed by Irgang Group and a partner will bring 180 market rate and affordable apartments, 10,300 square feet of ground floor retail, and 8,000 square feet of basement-level arts entertainment spaces to the heart of Harlem's commercial corridor. "We're currently in discussions with other restaurant operators for the two remaining spaces in the retail area," Irgang said.

Elsewhere in New York, foundation work is nearing completion at 1185 River Ave. in the Bronx, a mixed-use complex offering 292 affordable apartments, plus approximately 28,000 square feet of commercial space comprised of 20,000 square feet on the ground floor and 8,000 square feet on the basement level. Irgang Group sold the site to developers Community Access and Blue Sky Bronx, but retained the rights to the complex's commercial space, which it plans to lease to a supermarket and/or other uses.
