CHANNAHON, Ill., Nov. 2, 2026 /PRNewswire/ -- Lincoln Avenue Communities (LAC), a mission-driven developer, investor, and operator of affordable housing, broke ground last week on The Talia, a three-story, 40-unit affordable housing community for adults aged 55 and older in Channahon, Illinois. The Talia is LAC's fourth ground-up construction project in the State of Illinois.
"LAC is proud to officially break ground on The Talia and provide seniors in Channahon access to quality, affordable homes," said Hume An, LAC Vice President & Regional Project Partner. "We're grateful to our partners in Channahon and IHDA for their collaboration, and their dedication to finding solutions to the housing affordability crisis."
The Talia is being built on a 2.53-acre site at the corner of West Drake Drive and South Plainview Drive. Of its 40 units, 30 will be leased to seniors earning up to 60% of the area median income (AMI), with the remaining 10 reserved for those earning up to 30% AMI. Residents will enjoy communal amenities such as a theater room, fitness center, community laundry rooms, an indoor dog-washing room, a community room that opens onto an outdoor patio, a walking path and a raised community garden.
LAC was joined at last week's groundbreaking ceremony by Channahon Mayor Missey Moorman Schumacher, U.S. Rep. Darin LaHood (IL-16), and other community and business leaders.
"Expanding access to affordable housing is key to helping communities meet the needs of seniors, working families, and young people," said Rep. LaHood. "I was happy to join Channahon Mayor Missey Moorman Schumacher and members of Lincoln Avenue Communities for the groundbreaking of The Talia, a project made possible by my Affordable Housing Tax Credit Improvement Act. I'll continue to advocate for legislation that helps more families access an essential part of the American Dream."
The Talia is designed to achieve certification under the National Green Building Standard (NGBS) and as Net Zero. The development is financed in part by federal Low-Income Housing Tax Credits (LIHTC) awarded by IHDA in 2025, when the project was known as Mallard Point Senior Apartments. Construction is underway and expected to be completed in 2027.
