Los Angeles Renters Catch a Break as New Supply Pushes Rents Lower; Buying Still Costs Nearly $5,000 More a Month

Smaller-unit rents see the sharpest decline as L.A. renters benefit from a growing wave of new supply yet for many homeownership remains out of reach

AUSTIN, Texas, Oct. 29, 2026 /PRNewswire/ -- Los Angeles renters are getting meaningful relief as new rental supply pushes asking rents lower—especially for smaller units—but the region remains expensive enough that buying a typical home costs thousands more each month than renting, according to the Realtor.com^® 2026 Q3 Los Angeles Rent Report.

The median asking rent across Los Angeles County fell 3.6% from a year ago to $2,554 and now sits 11.7% below its 2022 peak. The relief is most pronounced for smaller units: asking rents for homes with zero to two bedrooms fell 3.8% year over year to $2,239, while rents for three-bedroom-or-larger homes declined 1.9% to $3,571.

"Los Angeles renters are finally seeing the supply wave work in their favor, particularly in the smaller-unit segment," said Danielle Hale, chief economist at Realtor.com^®. "That is welcome news for households looking for a more manageable monthly payment, but it is not a full reset. In the City of Los Angeles, rents remain above pre-pandemic levels, and the cost of buying continues to put homeownership out of reach for many Angelenos."

A growing wave of newly completed accessory dwelling units, or ADUs, is one factor that may be adding pressure to smaller-unit rents. Permitted units typically take six to 18 months to move from construction to occupancy, bringing more small rental options to the market over time.

City of Los Angeles Renters Are Saving from the Peak—but Still Paying a Premium

In the City of Los Angeles, the median asking rent fell 3.3% year over year to $2,708. Renters are paying an average of $363 less per month than at the city's 2022 peak—an annual savings of $4,356—but the typical asking rent remains $158, or 5.5%, above its pre-pandemic level.

The city's affordability challenge also shows up in the gap between rent and household income. A household needs an estimated annual income of $108,320 to afford a typical home in the City of Los Angeles, 22.1% more than the city's estimated median household income of $88,730.

L.A.'s rental market is also overwhelmingly local. More than half of online traffic to Los Angeles County rental listings, 61.3%—came from within the county in the third quarter. Another 15.5% came from elsewhere in California, compared with 19.8% from out of state and 3.4% from international renters.

Lower Home Prices Offer Limited Relief as Mortgage Rates Threaten to Reverse It
Renting remains far less expensive than buying in Los Angeles County. In the third quarter, the estimated monthly cost of buying a median-priced home was $7,270—$4,716 more per month than the median asking rent, or nearly 185% higher.

Lower home prices trimmed the monthly cost of buying by about 2.1% over the past year. But mortgage rates above 7% could quickly erase that progress. At a 7% rate, the same home would cost about $7,456 per month, roughly returning the monthly payment to where it stood a year ago.

"Los Angeles is showing what rent relief looks like when new supply reaches the market. Smaller units are seeing the biggest price reset, while larger units are softening more slowly," said Jiayi Xu, senior economist at Realtor.com^®. "But even with rents down, the typical L.A. home costs $4,716 more per month to buy than to rent. Lower asking rents are helping households manage today, but they are not yet creating an easy path to homeownership."

Methodology
The Realtor.com^® 2026 Q3 LA Rent Report analyzes rental data for all units advertised for rent on Realtor.com^® in Los Angeles County as of the third quarter of 2026. Rental units include apartments as well as private rentals, including condos, townhomes and single-family homes. To calculate the median asking rent for each quarter, Realtor.com^® first calculates the median asking rent for each month and then averages the three monthly medians.

To estimate the monthly cost of buying a home, Realtor.com^® uses the median listing price for homes in Los Angeles County, assumes a 10% down payment and applies the 30-year fixed mortgage rate during the quarter. The estimate also includes estimated HOA fees, taxes and homeowners insurance.
