Montana waterfront, cattle and recreational properties set for July auctions
BIG TIMBER, Mont., June 2, 2015 /PRNewswire/ -- Waterfront land on Flathead Lake, a 3,660-acre recreational ranch, a working cattle operation, and two scenic land tracts are set for auctions in Montana July 11 and 18, with Albert Burney Auctioneers managing both events.
"It's going to be a busy couple of weekends in Montana, starting with the July 11 auction of 3.8 acres at The Landing at Angel Point on Flathead Lake, with approximately 300 feet of shoreline access and a newly remodeled carriage house of approximately 4,000 square feet. The land is already prepared for construction," said Warren Ward, president of the auction company. The auction will begin at 1 p.m. at 741 Angel Point Road, Lakeside.
One week later, on July 18, the focus will shift to the cattle operation, the 3,660-acre ranch, and two recreational/development properties in Paradise Valley. "This largest ranch rests in a large private valley, with a home, two out-buildings and views of the Crazy Mountains," said Ward.
"It's almost unheard of to have four premier Montana ranches of this quality selling in one day, and all four of these on the 18th will sell absolute, with no reserve. All four have been owned for generations by the same family, which is finally ready to sell them," said Ward.
The 1,280-acre pasture/cattle ranch, located in Big Timber, produces hay harvests of 600 to 800 tons per year. The rest of the land is primarily used as a working cattle ranch with seven outbuildings, corrals, a seven-acre pond and private irrigation rights.
The Paradise Valley tracts include scenic undeveloped tracts of 341 acres and 171 acres. "That 171-acre tract has views of the Yellowstone River and Absarokee mountain range. These two undeveloped properties are some of the prettiest we've ever sold, anywhere. Paradise Valley is a major river valley of the Yellowstone, and these are very near Yellowstone National Park," Ward said.
