Northern Virginia Housing Market Remains Tighter Than National Market

Sales decline and prices rise modestly in both markets, but Northern Virginia has less supply

FAIRFAX, Va., Sept. 21, 2026 /PRNewswire/ -- Northern Virginia's housing market continued to share several characteristics with the national market in August, including declining closed sales, modest year-over-year price growth, and unchanged days on market. However, the amount of available housing remained notably lower in Northern Virginia, even as local inventory grew at a faster rate than the national market, according to the Northern Virginia Association of Realtors® (NVAR).

The number of closed sales in Northern Virginia totaled 1,324 in August, an 8.0% decrease from August 2025. Nationally, 3.98 million homes were sold, a 1.2% decrease from the same month last year. While both markets experienced a decline in sales activity, the decrease was more pronounced in Northern Virginia. The comparison points to a slower pace of transactions locally, even as the broader housing market also experienced a year-over-year decline in sales.

"August's numbers tell us that Northern Virginia is moving in the same general direction as the national housing market, but the local market continues to have its own dynamics," said NVAR CEO Ryan McLaughlin. "Sales were down both locally and nationally, reflecting the continued challenges buyers and sellers face in today's market. At the same time, Northern Virginia's inventory story is more nuanced than simply saying there are more homes available. We are seeing meaningful growth in condos and townhomes, while the supply of detached homes has declined."

Despite the decline in sales, prices continued to move higher in both markets. The median sold price in Northern Virginia was $765,000 in August, a 2.0% increase from August 2025. Nationally, the median sold price was $429,100, up 1.6% year over year. Both markets therefore experienced modest price growth despite declining sales, with Northern Virginia's median price increasing slightly faster than the national figure. The comparison shows that home prices continue to edge higher in both markets even as the pace of transactions slows.

Days on market further illustrates the similarities between the two markets. Homes in Northern Virginia spent an average of 26 days on the market in August, unchanged from August 2025. Nationally, the average was 31 days, also unchanged from a year ago. The five-day difference indicates that homes in Northern Virginia continued to sell somewhat faster than the national average, while the lack of year-over-year change in either market points to a relatively stable pace of market activity.

Active listings in Northern Virginia totaled 2,932 in August, an 18.5% increase from August 2025. National inventory increased 5.9% over the same period, reaching 1.62 million units. Northern Virginia's inventory therefore grew at more than three times the national rate. However, the composition of that growth is important: local inventory gains were driven primarily by condos and townhomes, while detached-home inventory declined. The comparison shows that Northern Virginia is adding inventory at a substantially faster rate than the nation, but the increase is concentrated in particular housing segments rather than distributed evenly across the market.

Months of supply provides the clearest measure of the difference between the two markets. Northern Virginia had 2.08 months of supply in August, up 14.7% from August 2025. Nationally, months of supply reached 4.9, an increase of 6.5% year over year. Despite Northern Virginia's increase in available inventory, the region had less than half the national months of supply, demonstrating that the local market remains considerably tighter relative to the pace of sales.

"Northern Virginia's inventory growth is an important development, but the number alone does not tell the full story," McLaughlin said. "The market is gaining supply, particularly in the attached-home segments, but buyers are not seeing the same level of choice that exists nationally. With 2.08 months of supply locally, compared with 4.9 months nationally, Northern Virginia remains much more constrained. That distinction helps explain why prices continue to edge higher even while sales are down. The market is changing, but it is changing through a gradual expansion of choices, particularly among condos and townhomes, rather than a broad-based increase across every type of home."

Overall, the August data show Northern Virginia and the national housing market moving in similar directions, with sales declining, prices rising modestly and days on market remaining unchanged. The key distinction is the level and composition of available supply. Northern Virginia is adding inventory at a substantially faster year-over-year rate than the nation, but its 2.08 months of supply remains well below the national 4.9 months. For Northern Virginia, August was another month of gradual change: buyers have more choices than they did a year ago, but the market remains considerably tighter than the national housing market, particularly when inventory is measured against the pace of sales.
