
DALLAS, Sept. 22, 2026 /PRNewswire/ -- Following its recent acquisition and rebranding, 8401 N Central Expressway is off to a strong start, posting notable leasing gains in recent months. Provident, a privately held real estate development and investment firm, bought the ten-story, 257,496-square-foot building and rebranded it One Provident Place as they prepare to relocate there in early 2027.
Ahead of this move, tours and leasing activity have accelerated, driven by the demand for central location at US-75 and Northwest Hwy near NorthPark Center and by in-process premium renovations. New amenities include a fully renovated fitness center featuring full-service locker rooms, infrared saunas, and a golf simulator, along with a café serving breakfast and lunch as well as a conference center with two meeting rooms.
Leading the recent activity, a private tech company signed a 56,000-square-foot, nine-year lease — the largest at the property since Provident's acquisition. "Companies today want high-quality workplaces that support business goals and enhance the employee experience," said Stuart Fink, Executive Vice President, Real Estate Investments at Provident. "The activity at One Provident Place reflects the strength of the asset, the impact of our amenity upgrades, and our vision for a modern workplace built for today's tenants."
That interest is not confined to one sector. Financial services group Charles Schwab renewed its lease, extending a longstanding presence at the property. Active leasing discussions are underway with an oil and gas company, an engineering firm, multiple law firms, and a real estate services company.
As of today, nearly half the building is leased or under active negotiation, with 102,000 square feet committed and more transactions in progress. With renovations underway and strong leasing momentum in place, One Provident Place is positioned to attract more leading companies and contribute to Dallas' continued growth.
