Provident Place Demonstrates Integral Concrete Waterproofing for Marine Environments

As coastal projects face rising groundwater salinity and saltwater intrusion, Provident Place in Pompano Beach, Florida offers a practical example of how integral crystalline waterproofing can help protect below-grade concrete structures in marine environments. In June 2026, The Penetron System was specified for the affordable senior housing community's foundation slab, retaining walls, and elevator pits.

ORLANDO, Fla., Oct. 21, 2026 /PRNewswire/ -- Designed by Anillo, Toledo, Lopez, a Miami-based architectural office, Provident Place is an affordable senior housing community for residents aged 62 and older. The development comprises two mid-rise buildings with 100 elevator-accessible rental apartments in one- and two-bedroom layouts, supported by amenities including a community room, fitness center, dog park, and covered pavilion with grills for outdoor gatherings.

For architects and builders working in coastal and marine-adjacent locations, the project highlights a growing design consideration: protecting below-grade concrete from water ingress, chloride exposure, and corrosion risk linked to saline groundwater.

"Increasing saltwater intrusion in Broward County, where Pompano Beach is located, and the resultant increase in the salinity of the community's groundwater can quickly lead to corrosion of below-grade concrete structures," notes Dale Williams, General Sales Manager for Penetron USA.

To address these durability requirements, Supermix, the ready-mix concrete supplier, provided a concrete waterproofing solution for the below-grade foundation slab, retaining walls, and elevator pits. PENETRON ADMIX SB, a crystalline waterproofing admixture, and PENEBAR, a swellable waterstop for concrete joints, were specified as part of the concrete protection strategy.

Once added to the mix, the active ingredients in PENETRON ADMIX react to form a non-soluble crystalline structure throughout the pores and capillary tracts of the concrete. This permanently seals microcracks, pores, and capillaries against water or liquid penetration from any direction, helping provide long-term durability in aggressive marine environmental conditions.

"Provident Place is just the first stage in an ambitious revitalization of the Golden Acres neighborhood in Pompano Beach," adds Williams. "There are already plans to add a further four hundred units, which will offer more opportunities to prove the value of integral concrete waterproofing technology."
