Rubin Rudman Plans Move to One Federal Street in Boston
BOSTON, Sept. 23, 2026 /PRNewswire/ -- Rubin Rudman today announced that it has signed a 15-year lease to occupy 57,844 square feet at Tishman Speyer's One Federal Street in Boston. The law firm will relocate from 53 State Street in Boston to the 38-story, 1,115,059 s/f office tower in Boston's Financial District in February 2028 after 10.5 years in its current building. The firm's new offices will span the entire 23rd and 24th floors, as well as a portion of the 25th floor.
The new space is nearly 15,000 s/f larger than the firm's current 42,994 s/f footprint and will allow Rubin Rudman to custom design a space that better reflects its rising prestige and influence in the marketplace while planning for continuing growth. The firm was represented by real estate advisory firm Cresa in selecting the new location and has hired Gensler to design the interior, which will mirror the unifying design principles, palette, and dynamic energy of the new visual identity/brand that Rubin Rudman introduced last year.

While the designs for the new space are not complete, Rubin Rudman plans to include a sweeping staircase in the main reception area – overlooking the floor's Charles River views – to connect the firm's two full floors into one cohesive office. Multiple common areas for people to talk, work, and interact in comfortable and engaging environments – along with an expanded café – will promote collaboration and help foster a sense of community. The firm is also adding new amenities such as a large conference space that will allow it to hold events for upwards of 100 guests – a capability the firm does not currently have. Overall, the design will incorporate extensive glass to bring natural light throughout the space to create an environment where the firm's nearly 200 lawyers and staff want to work and interact.
"While we plan to maintain hybrid work, which is very popular with our team, our goal is to build an office where people want to come together to work, collaborate, and innovate," added McGivney. "Ten years ago, we had 26,977 s/f of office space and over the years added approximately 16,000 s/f throughout our current building to accommodate our fast-paced growth. The additional space, though much needed and useful to us, was not contiguous with our original footprint and therefore neither optimal nor conducive to the culture we've created. Moving forward, our new office will reflect the law firm we have become."
