Transformative Opportunity to Develop DL&W Station Officially Underway

BUFFALO, N.Y., Dec. 19, 2018 /PRNewswire/ -- McGuire Development Co., a Buffalo based, full-scale commercial real estate firm, is pleased to announce that the Niagara Frontier Transportation Authority ("NFTA") has proceeded to the next phase of the development of the DL&W Station with the official release of a Request for Development Proposals ("RFP").

This is an opportunity for a developer or development team to be involved in the transformation of a waterfront property and reenergize the potential the site has to offer. A revived DL&W Station will create a true destination that will draw visitors from around the world.

Potential uses for the site are described within the RFP as a mix of residential, retail, office and/or commercial uses. Respondents should set forth a comprehensive, compelling vision, and plan to buildout and manage mixed-use space using the second floor of the DL&W and possible future first floor development/programming space. The second floor offers approximately 133,000 total SF, which is comprised of 7,875 SF of unfinished indoor space, and 57,662 SF of available outdoor deck space that overlooks the Buffalo River.

In December 2017 the NFTA, along with design consultant Mott McDonald NY, Inc. began designing a new Metro Rail station for the ground level of the Terminal following the recommendations outlined in the April 2016 Canalside/Cobblestone District Planning and Feasibility Study. Design is anticipated to run into early 2019 with construction beginning in 2019. Conceptual drawings of the proposed DL&W Station project are also included in the release of the RFP.
