Sales for March continue to increase on a monthly basis with April sales reflecting the tread of sales increases each spring with sales up 12 percent over March. April sales are down 23 percent from the previous year which reflects the impact of Federal Tax Credits that were in place for the first three quarters of last year. Sales year-to-date for 2011 are on average at the same level experienced in 2000, 2001 and 2002.
Average sales prices for the region were up 4 percent from the previous month and slightly ahead of the same time period last year by .5 percent. In addition, we saw the median sales prices increase by 1 percent over the previous month with a slight increase over the previous year.
The Housing Affordability Index for April continues to remain at the near record level of 180. This index measures housing affordability for the region. A higher number means greater affordability.
