VF Developments Completes Five Multifamily Property $7.8 Million Refinance in Los Angeles with Regional Bank

Axos Bank provided the takeout refinance loans for the five-property portfolio that totaled $7.8 million. The team of Michael Derk, Linsey Farrahi, Daizy Gomez, Zack Metzner of Marcus & Millichap Capital Corporation sourced the lender for the refinancing. Freedom Financial and First Entertainment were paid off in full with the new loans.

Victoria Vu commented, "The past five years in Los Angeles have been very challenging for a multifamily owner. First, the Covid pandemic hit in early 2020. And then LA instituted a series of eviction moratoriums for almost four years which resulted in many tenants electing not to pay rent for years. There were also no rent increases allowed for several years while inflation took its toll on operating expenses. Insurance costs skyrocketed with State Farm pulling out of California. We are happy to say we survived this difficult period, the properties all look amazing, and all lenders were paid off in full."

Ms. Vu added, "This is just the start to a new beginning – We are in the process of obtaining our California class B general contractors license and are planning to build ground up ADUs (accessory dwelling units) in the large vacant parking areas with a very affordable rent."
