Yorkville Newest Hot Neighborhood for Kids
Buyers Increasingly Drawn to Area's New Luxury Residences, Recreational Activities and Schools
NEW YORK, Nov. 30, 2010 /PRNewswire/ -- Yorkville, long known as a German-American neighborhood, is increasingly attracting new residents drawn to the area's many recreational, cultural, culinary, educational and other opportunities for children.
A number of high-end residential properties with larger floor plans and kid friendly amenities have opened in Yorkville in recent years including Azure, the new luxury residential building at 333 East 91st Street at First Avenue.
According to StreetEasy.com, Yorkville was one of the top five neighborhoods in Manhattan in terms of most closings in the third quarter of 2010, including a number of larger apartments.
Among the popular recreational activities in Yorkville – which extends from the East River to Third Avenue and 96th Street down to roughly 79th Street – are Asphalt Green, Kidville, Yorkville Tennis Club, The Art Farm in the City, the 92nd Street Greenmarket on First Avenue, and multiple movie theaters. Carl Schurz Park to the east is home to Gracie Mansion, basketball courts, a large playground for children and two dog runs.
Noteworthy restaurants and food markets include Sarabeth's, Barking Dog Luncheonette, Cafe d'Alsace, Pio Pio, Schaller & Weber and Eli's Vinegar Factory, with a new Fairway coming soon to 86th Street between Second and Third Avenues. A number of boutiques have sprung up in the area in recent years including the Children's General Store, Didi's Children's Boutique and Au Chat Botte.
Area schools include top public school M.S. 114, P.S. 198, Dalton School, The Chapin School, The Brearley School, Ramaz, Solomon Schechter and Trevor Day School.
Azure is customizing a number of units to meet the growing demand for larger apartments from people who want to raise their children in Manhattan. In recent months, the developers have customized 14 units (more than 10 percent of the building) for buyers, with an expectation of many more to come. Combination units range from 1,198 square feet to more than 6,000 square feet.
"We have been seeing strong demand for larger apartments throughout the Upper East Side, but especially in Yorkville," stated Ilan Bracha, Managing Director at Prudential Douglas Elliman and founder of The Bracha Group.
