NAPA, Calif., Oct. 14, 2025 /PRNewswire/ -- North America Real Estate Investment Group (NAREIG) today announced the sale of Calmére Estate Winery, a premier Carneros-AVA property renowned for its Chardonnay and Pinot Noir production. The transaction, completed on October 8, 2025, represents one of the region's most notable full-estate sales of the year, underscoring continued investor confidence in the long-term value of Napa Valley viticultural assets despite broader headwinds in the U.S. wine industry.
A Rare Turnkey Estate in the Heart of Carneros
Located at 2750 Las Amigas Road in the southern Napa hills, Calmére Estate Winery spans approximately 100 acres across two legal parcels. The estate features 74 acres of planted vineyards, including 57 acres of Chardonnay, 9.5 acres of Pinot Noir, and 7.85 acres of Merlot—producing fruit celebrated for its coastal minerality and balance.
The winery encompasses nearly 40,000 square feet of state-of-the-art production and hospitality facilities, including a crush pad, fermentation tanks, barrel storage, and bottling line. It holds a rare 250,000-gallon production permit, one of fewer than 60 "pre-WDO" entitlements in Napa Valley that allow sourcing up to 62.5 percent of fruit from outside the county, offering the buyer exceptional flexibility.
Hospitality entitlements include 75 daily tastings and special events for up to 250 guests, with tasting terraces and an elevated event barn overlooking panoramic vineyard and bay views.
Transaction Context and Market Insight
While the financial terms were not disclosed, the estate was most recently marketed with an asking range near $17.5 million. The buyer is understood to be a strategic investor group focused on premium wine production and agri-tourism growth in California.
"NAREIG is proud to have facilitated this landmark acquisition, showcasing our expertise in winery and vineyard transactions in the Napa area," said Tony Chan, Managing Broker at NAREIG CA. "Our expertise in cities like the San Francisco Bay Area enables us to connect global investors with exclusive U.S. properties while helping American sellers reach a sophisticated international audience."
The sale represents one of several high-profile winery transfers in Napa Valley this year. Despite tightening capital markets, demand for "ready-to-operate" estates with both production scale and hospitality rights has remained strong among global investors.
A Signal of Confidence in Napa's Core Market
Calmére's sale reinforces continued confidence in Napa Valley's long-term fundamentals. Even as smaller vineyard parcels experience pricing pressure, institutional-grade wineries with infrastructure, entitlements, and brand potential continue to attract international investors seeking enduring value.
"Calmére represents more than a transaction—it's a vote of confidence in Napa's enduring prestige," said an industry analyst. "For global investors, opportunities of this scale and readiness are exceedingly rare."
Hunter Lin, CEO of NAREIG International Realty, added: "The rise of China's middle class is driving a growing appetite for quality living, opening new horizons for the U.S. wine industry. As a cross-border investment firm connecting China and the U.S., we are proud to have played a role in this transaction."
