TOLEDO, Ohio, Oct. 13, 2025 /PRNewswire/ -- CrownPoint Partners is pleased to announce the successful sale of a fully leased, multi-tenant neighborhood retail center located at 4311 Heatherdowns Boulevard in Toledo, Ohio, for $1,725,051. Managing Partners Julius Swolsky and Shannon Bona of CrownPoint Partners represented both the Seller and the Buyer in this transaction. The Buyer was a local investor who was not in a 1031 Exchange.

Strategically positioned in a well-trafficked Toledo corridor, the center benefits from strong surrounding demographics and established tenants with local appeal. The 19,000-square-foot property boasts a rent roll with a strong history of occupancy, with 78.9% of the GLA operating at the site over 20 years. The anchor tenant is The Distillery, who is a Toledo mainstay, featuring live bands, trivia, and a diverse menu filled with craft beers. 

CrownPoint Partners' marketing efforts generated multiple offers and competitive bidding, ultimately securing a buyer and closing the transaction at a price representing strong market execution.
