The firm's recent Michigan closings in Ann Arbor, Norton Shores and Sterling Heights demonstrate CrownPoint's ability to generate competitive buyer interest, achieve pricing near or at asking price, and execute transactions on accelerated timelines for repeat clients.
In Norton Shores, Michigan, CrownPoint represented the seller, a repeat client, in a transaction that closed at 97% of the asking price. CrownPoint executed a 58-day contract-to-close timeline. The property is subject to a 15-year absolute net lease with 2.5% annual rental increases, providing predictable income with no landlord responsibilities.
For the Ann Arbor, Michigan sale, CrownPoint represented the seller, also a repeat client, in another dental disposition. CrownPoint procured multiple offers, with the property ultimately selling at 99% of the asking price at a 6.50% cap rate. The transaction moved from contract to close in just 42 days.
In Sterling Heights, Michigan, CrownPoint represented the seller, a repeat client, in an all-cash transaction that closed at full asking price. CrownPoint executed an accelerated 13-day contract-to-close timeline. The property is subject to a 15-year absolute net lease with 2.5% annual rental increases and no landlord responsibilities.
