During the month, the estimated price of whole loans securing the CMBS universe decreased to 99.1% at the end of October from 99.8% in September. Prices were 97.4% in October 2015.
"Although there was a small improvement in the overall portfolio composition via a reduction in non-performing loans, it was overshadowed by an increase in the Treasury yield curve during the month," said DebtX Managing Director Will Mercer.
As of the end of October, DebtX had priced $968 billion in commercial real estate loans that collateralize U.S. CMBS trusts. The median adjusted loan-to-value remained at 57%, and the median debt service coverage ratio also remained at 1.5. The median estimated loan yield increased to 4.1%.
