ECI Group Provides $17.66 Million Mezzanine Loan for 384-Unit Davenport, FL Multifamily Development

Initial Investment through Smith Hill Capital, InterVest Joint Venture Launched in October 2024

ATLANTA, July 22, 2025 /PRNewswire/ -- ECI Group (ECI), with joint venture partners Smith Hill Capital (Smith Hill) and InterVest, has closed on a $17.66 million mezzanine loan through its private lending platform to finance Lynwind Apartments in Davenport, FL. The 384-unit, Class A multifamily development located at 2110 Lynwind Boulevard is 91% leased and is being developed by The Latigo Group of Los Angeles, CA. The loan marks ECI's first investment with the Smith Hill and InterVest joint venture.

The gated, controlled-access community offers modern one-, two-, three-, and four-bedroom apartments with designer finishes amidst a tranquil setting. On-site amenities include a clubhouse with a gym and yoga studio, an expansive pool, and other outdoor experiences.
