Former Culpeper Farmers Cooperative facilities up for October 19 auction
RUTHER GLEN, Va., Sept. 24, 2018 /PRNewswire/ -- A 29,000-square-foot industrial/commercial building fronting on Route 1 in Ruther Glen, Virginia, will sell at auction Friday, October 19, with Nicholls Auction Marketing Group and Wilson Auction Company marketing the property and conducting the auction.
The facility is located on 12.45 acres, just one mile off Interstate 95, midway between Richmond and Fredericksburg. The covered space includes 6,000 square feet of air conditioned showroom and office space.
"The building was built in 2006 for the Culpeper Farmers Cooperative, whose board contracted with us to sell the building. Easily accessible to either Richmond or Fredericksburg, it is located in an accredited technology zone and established business park. It would be well suited for a wide variety of uses, including church, distribution center, or manufacturing center," said Tony Wilson, president of Wilson Auction Company.
The building has eight rooms, three restrooms, four dock high doors, two ground-level drive-in doors, and 50 parking spaces. The property is served by public water and sewer and has perimeter security and a large fenced asphalt storage lot.
"Caroline County has a favorable business climate, and the facility is well built and maintained. It could also be used as a vehicle showroom, medical office/clinic, building supplies retailer, hotel, offices or many other types of businesses," said Wilson.
Traffic counts along Interstate 95 are 95,000-102,000 vehicles per day. Counts on Route 1 (Jefferson Davis Highway) are 13,000 per day.
The auction will begin at 3 p.m. Friday, October 19, at the facility, at 24061 Co Op Drive, Ruther Glen. Individuals seeking additional information may visit www.nichollsauction.com or call 540-360-9860. Starting bid is $500,000.
