Rental Assistant responds at any hour, asks the follow-up questions needed to diagnose the repair, collects photos, and walks the tenant through simple fixes. If a simple fix solves it, the repair ends there. If not, the landlord gets a clear summary of what's wrong and how urgent it is, with the next step attached.

From there, the landlord decides how the repair gets done:
