KEYSTONE, Colo., Sept. 15, 2025 /PRNewswire/ -- A unique, mountaintop mansion in Colorado that has been seeking $18 million while under construction is now being offered to the highest bidder in a luxury auction® scheduled for September 25, 2025. The no-reserve auction is being managed by luxury real estate auction firm Platinum Luxury Auctions, and will allow the multimillion-dollar property to sell to the highest bidder regardless of price. The Miami-based auction house is offering the home in cooperation with listing agents Marty Frank of Christie's International Real Estate Aspen-Snowmass and Andrew Roberts of Compass Colorado. The luxe estate is one of four that Platinum has scheduled for luxury auction® in the month of September.
The property is located in Dillon, Colorado, just 8 miles northwest of the heart of Keystone, and within 20 mins of Breckenridge, Copper Mountain and the Arapahoe Basin. It sits on a 2.2-acre parcel atop a small mountain, overlooking Lake Dillon with views stretching to the surrounding mountain ranges. Construction began in 2024 and is approximately 65-70% complete, allowing the new owner to customize the finishes of the residence.
To create the truly unique estate – which offers 13,675 sf of living space throughout three living levels, with current plans calling for 7 bedrooms, 6 full and 2 half baths – the owner retained top-shelf talent. Architectural firm Charles Cunniffe Architects designed the home and Kendrick Olson Construction managed the build. Headquartered in neighboring Aspen, both firms are considered among the nation's most elite creators of luxury properties. They have collaborated to produce some of Colorado's most exquisite homes, and this property is no exception.
"This was the most challenging structure we have ever done. We've built some breathtaking homes in Aspen and Denver over the past 25 years, but none of them have both unobstructed views of 14k peaks and a body of water the size of Lake Dillon," stated Bryce Olsen, a principal at Kendrick Olson Construction. "This is a true first."
Trayor Lesnock, Platinum's founder and president, echoed Olson's comments regarding the unique nature of the property. "As per our understanding of the complexities of building the home and our review of all related due diligence – especially as related to the home's huge, custom windows that provide its spectacular views – it's highly unlikely a home at this size and spec could be reproduced in Colorado, and certainly not for anything less than a fortune," he added.
The residence is framed in white oak, with a soaring, central living area at the heart of the home that features a two-sided fireplace and enormous, floor-to-ceiling windows. Certain windows, Olson noted, weigh up to one ton each, requiring special installation and construction support.
Expansive, cantilevered decks and stone patios – in addition to a rooftop lounge with panoramic views and a plunge pool overlooking Lake Dillon – comprise the outdoor living spaces, creating a seamless integration of indoor and outdoor living. The primary suite and spa-like, primary bath were designed to appear to "float" above the cliff's edge while providing 270-degree views. Additional rooms include a media room with wet bar, wine room, gym with sauna, and a private in-law suite. Plans also call for two, 3-vehicle garages, a heated driveway and integrated SmartHome systems.
Property previews are available by daily appointment through September 24, and may be scheduled by contacting Platinum's project manager, Aaron Carmody, at 800.674.2997. Due diligence documents, photos and video of the property are also located online at ColoradoLuxuryAuction.com.
