WareSpace Continues National Expansion with Industrial Acquisitions in Houston and Bay Area
New properties in Houston's Inner Loop and Fremont's Warm Springs corridor will bring flexible warehouse space to small businesses in two supply-constrained markets.
WASHINGTON, Nov. 3, 2026 /PRNewswire/ -- WareSpace, a leading operator of micro-bay warehouse space, today announced two industrial acquisitions totaling 109,000 square feet in Houston, Texas, and Fremont, California, continuing its national expansion in markets with strong demand for smaller warehouse space. The deals mark the company's second location in both Houston and the Bay Area, including its first inside Houston's I-610 Loop and its first in the East Bay.
The acquisitions follow WareSpace's recent $36.5 million expansion in South Florida and the Bay Area, its first portfolio-level acquisition of five properties across four new U.S. markets, and a $300 million capital raise. The company continues to target industrial properties in established markets where smaller warehouse options are limited.
The Houston property is a 51,000-square-foot industrial building at 1215 Seamist Drive in the Timbergrove neighborhood, just northwest of Downtown. The location offers convenient access to the Heights, River Oaks and the Galleria, as well as expressways serving the city's urban core. The expansion builds on the success of WareSpace Northwest, one of the company's earliest-owned facilities, which has seen rapid leasing and consistently high occupancy.
The Fremont acquisition is a 58,000-square-foot property at 47651 Westinghouse Drive in the Warm Springs corridor, an established industrial and advanced manufacturing hub near Silicon Valley. Minutes from I-880 and I-680, the new location extends WareSpace's reach beyond South San Francisco into the East Bay, San Jose and surrounding communities.
"We're continuing to expand in markets where we know there's demand for smaller, flexible warehouse space," said Levi Cohen, Co-Founder and CEO of WareSpace. "Our existing locations in Houston and the Bay Area have given us a strong foundation to build on, and these acquisitions allow us to reach more businesses in both regions. We see opportunities like these across the country and have the capital to keep pursuing them."
"Both properties are in established industrial areas where small format warehouse spaces are becoming increasingly difficult to find, and in many cases, are being taken offline entirely," said Joseph Ely, Co-Founder and COO of WareSpace. "Houston's Inner Loop location puts us closer to businesses operating in the heart of the city and those serving the dense neighborhoods in the surrounding areas, while Fremont gives us access to a different part of the Bay Area, including Silicon Valley. We're taking existing buildings and creatively adapting them to meet the unique needs of small businesses that deserve a better warehouse solution."
WareSpace will reposition both properties into flexible, move-in-ready warehouse units, ranging from 200 to 2,000 square feet. The company's model combines shorter-term leases with all-inclusive pricing and on-site services, giving small operators access to industrial space without the size and long-term commitments associated with traditional warehouse leases.
