Aliansce Presents its Results and Financial Operating Highlights for 1Q10

RIO DE JANEIRO, May 13 /PRNewswire-FirstCall/ -- Aliansce Shopping Centers S.A. (Bovespa: ALSC3), one of the largest shopping mall owners and administrators in Brazil, announces today its results for the first quarter of 2010.

Financial and Operating Highlights for 1Q10:

• Sales in the Company's shopping malls grew by 25.7% over 1Q09. Same area sales (SAS) and Same Store Sales (SSS) grew 16.5% and 16.4%, respectively;
• Managerial net income totaled R$8.3 million, increased by 49.2% when compared to 1Q09 figures;
• Managerial consolidated gross revenues increased by 32.1% over 1Q09 to R$ 50.5 million;
• Growth of 31.6% in managerial consolidated NOI to R$35.8 million, accompanied by a managerial consolidated NOI margin of 84.7%;
• Managerial adjusted EBITDA grew by 43.1% to R$ 31.1 million, with a managerial adjusted EBITDA margin of 66.6%, versus 60.9% in 1Q09;
• Managerial adjusted FFO increased by 76.5%, from R$ 14.5 million, in 1Q09, to R$ 25.7 million, while the managerial adjusted FFO margin stood at 55.1%, versus 40.9% in 1Q09;
• The Company's malls recorded an occupancy rate of 98.0%, excluding Shopping Santa Ursula, which is being redeveloped, and Boulevard Shopping Brasília, which is in its final leasing phase.
• Investments in greenfield projects and shopping mall expansions totaled R$41.0 million. The constructions in Boulevard Shopping Belo Horizonte are on schedule for launch in October 2010, while Shopping Maceio is in the project detailing phase and construction should begin this year.
