Aliansce Reports its Results and Financial and Operating Highlights for 2Q11

RIO DE JANEIRO, Aug. 8, 2011 /PRNewswire/ -- Aliansce Shopping Centers S.A. (Bovespa: ALSC3), one of the largest shopping mall owners in Brazil, announces today its results for the second quarter of 2011.

2Q11 Highlights

The financial information highlighted below is managerial and based on the Company's consolidated financial statements:

• Sales in the Company's shopping malls grew by 29.1% in 2Q11, while same-store sales (SSS) and same-area sales (SAS) increased by 12.9% and 14.0%, respectively.

• In 2Q11, net revenue was R$65.2 million, growth of 34.2% over 2Q10.

• NOI expanded by 34.9% in 2Q11 from the same period last year, reaching R$54.3 million, due to the expansion in owned GLA and the improved operating performance of the portfolio.

• Adjusted EBITDA was R$46.9 million in 2Q11, with an adjusted EBITDA margin of 72.0%, excluding non-recurring items. The adjusted EBITDA margin increased by 8 percentage points from 2Q10.

• Adjusted funds from operations (AFFO) amounted to R$40.5 million, 18.2% more than in 2Q10, with an AFFO margin of 62.0%.

• Net income totaled R$36.6 million in 2Q11, impacted by a gain of R$17.1 million from the sale of a site near Via Parque Shopping and nonrecurring expenses of R$2.7 million.
