IRVINE, Calif., Oct. 15, 2025 /PRNewswire/ -- Archwest Capital LLC ("Archwest"), a leading private lender to residential real estate investors nationwide, today announced the closing of Archwest Mortgage Trust 2025-RTL1, its inaugural rated securitization backed by residential transition loans ("RTLs") totaling $300 million.
The transaction marks a major milestone in Archwest's capital markets strategy, broadening the firm's institutional investor base and strengthening liquidity for its growing national lending platform. The offering was oversubscribed by nearly five times, reflecting robust institutional demand for high-quality business-purpose loan assets and the growing recognition of Archwest's disciplined underwriting, credit management practices, and consistent performance.

The securitization issued notes through four classes (A1, A2, M1, M2), with ratings assigned by DBRS Morningstar. Its initial collateral pool included 318 residential transition loans with an aggregate unpaid principal balance of approximately $274 million and an accumulation account of $41 million in cash.
The structure features a two-year revolving period, allowing principal payoffs on underlying loans to be reinvested into newly originated collateral, enhancing funding flexibility and scalability for Archwest's lending platform. Key credit protections include subordination, overcollateralization, and excess spread, while a Pre-Funding Interest Account supports timely interest payments during the early months of the transaction.
Goldman Sachs and Barclays served as joint bookrunners on the transaction. Resolute provided third-party due diligence, and FCI Lender Services, Inc. acts as servicer.
Archwest Mortgage Trust 2025-RTL1 caps a record-setting year thus far for Archwest, which surpassed $1 billion in cumulative loan originations in early 2025 and remains on pace to exceed $2 billion by year-end. Since inception, Archwest has originated more than $1.5 billion across 44 states; financing projects including fix-and-flip, ground-up construction, DSCR, bridge, and rental portfolio loans. In 2024, Archwest received a significant growth investment from Bain Capital to further enhance its innovative product suite and strengthen its value-added proposition to borrowers and broker partners.
