Cornerstone Taps Energy Technology Savings (ETS) To Provide Energy Management Services For Manhattan Highrise
ETS to Implement a Custom Tailored Energy Savings Program for Riverbank West Luxury Multifamily Building
SUMMIT, N.J., April 30, 2014 /PRNewswire/ -- Energy Technology Savings L.L.C. (ETS), an independent provider of energy efficiency and technology solutions, has signed a contract with Cornerstone Real Estate Advisors to implement its innovative Fast Trak Energy Savings program at Riverbank West, a 44-story, 400-plus unit luxury multifamily rental building in midtown Manhattan.
ETS is an Energy Technology, Behavior Management and Supply Provider with sole focus on a single transparent holistic system to reduce Energy Costs and Energy Consumption in Large Multi-family properties. "The ETS system protocols change Owners' energy management behavior which creates a reduction in energy costs and immediately increases the value of the property," said Jeff Hendler, Chief Executive Officer of ETS. "Within 90 days our Fast Trak program offers energy savings and smart building diagnostic technologies with scalable (fully integrated by ETS) plug and play smart meters, wireless load control, sensors, and energy efficiency services that retrofit existing legacy systems."
ETS engineered systems using smart sensors and mobile apps enable buildings to proactively talk to property managers regarding temperature, humidity, water detection, and occupancy. "With our continuous concierge service we determine each building's unique Energy Signature, and develop Scorecards and Playbooks to implement energy efficiency and peak demand reduction technology solutions tailored to minimize each building's energy cost structure," Mr. Hendler added. Cornerstone, a leading Innovative Institutional owner, was excited by prototype results utilizing smart meter data and mechanical equipment device data. ETS engineers are also providing the Large Multifamily owners with viable "Shave and Save" Grid to Gas and Battery Energy Storage solutions to reduce peak demand charges as well as greenhouse gas emissions.
As part of the agreement with Cornerstone, ETS will deliver a custom tailored program to the luxury 418-unit rental building anticipated to achieve a substantial reduction of energy costs for the property. Typical energy cost reductions in similar properties in the ETS Fast Trak program exceed 25 percent. The program is based on ETS' pioneering holistic approach to asset energy conservation that includes effectively measuring a property's energy consumption through real time data, delivering wide-ranging solutions to improve the overall energy efficiencies of the building systems, and providing continuous concierge services with on-site training for the building staff to ensure effective, long-term energy management and savings.
"Our multi-pronged program for Riverbank West will include installing a smart meter system that will provide interval meter data with near real time communication capabilities to retrieve over 35,000 meter data points per year, compared with the 12 monthly reads they're currently relying on," said Michael Repetti, ETS Senior Engineer. "It's analogous to having an EKG on the building to monitor electric usage and demand. This enables owners to measure energy use and trends, proactively change equipment and then manage mechanical schedules and minimize peaks, usage; and most expenditures qualify for energy rebates/credits."
ETS' innovative energy technology services also include Smart Apps configured with protocols for building managers and tenants to monitor and control their energy usage from their laptop, tablet or smart phone; Smart Thermostats that provide state-of-the-art technology to increase tenant comfort and reduce the heating and cooling energy expenses of both the building owner and tenants; and Smart Meters that reduce peak demand charges, access off peak rates and qualify for demand response cash incentives. ETS also deploys Smart Sensors throughout the building to increase HVAC dispatch efficiency and minimize wasted energy use. The ETS Fast Trak program includes all local law compliance as well as completion/securing of eligible rebates and credits generated by Energy Management expenditures.
