TACOMA, Wash., Sept. 25, 2018 /PRNewswire/ -- Harts Services, a top-rated Tacoma plumbing company with a 4.9 review rating on Google, is providing home sellers with a checklist to make sure their plumbing is sale-ready before putting their home on the market.
According to data from Trulia, August, September and October are the busiest months for home sales in Tacoma. As homeowners are preparing to put their homes on the real estate market, there are certain repairs they may want to complete in order to make the house more attractive to potential buyers.
"The majority of buyers are going to bring in a home inspector who is going to assess the state of major appliances, the structural integrity of the home and identify repairs that need to be made," said Richard Hart, co-owner of Harts Services. "The result of that home inspection has the potential to tank the sale or give the buyer leverage to lower their offer. On the flip side, a good report can make things run more smoothly for both sides."
Hart recommends home sellers evaluate the state of the following plumbing items:
- Water heater – The water heater is one of the major appliances home inspectors will assess. If the water heater is more than 8-years-old, a buyer may request it be serviced and flushed, if not replaced entirely, as a condition of completing the sale.
- Water pressure regulator – A home's water pressure is likely to be checked as part of an inspection. If the pressure reading is too high or too low, that can be indicative of a larger (and costlier) problem.
- Leaking pipes – If the home has a crawl space, it can be relatively easy to check the plumbing. If pipes are leaking, that can be a huge red flag. Depending on the age and material of the pipes, fixes may range from a quick patch to whole replacement.
- Type of piping used – Some older homes are plumbed with piping and/or fittings that aren't compatible with modern building codes, have been recalled or had class-action law suits filed against the manufacturer. Buyers may request these pipes be replaced as part of the sale contract.
"Every situation is going to be different, but if you're selling your home, you want to be in the best position to sell for the most money," Hart said. "A new water heater may not be what brings in offers, but one that's out-of-repair can definitely keep buyers from following through on a purchase."
