NET INCOME OF R$51.9 MILLION IN 1Q12, UP 25% FROM 1Q11

Highlights
Total Potential Sales Value Launched in 1Q12 of R$169.5 million, up 228.8% from 1Q11. Helbor's interest was R$162.9 million, up 295.0% from 1Q11.
Total Pre-Sales in 1Q12 of R$277.0 million, with Helbor's interest R$231.4 million, increasing 51.0% and 53.6% compared to 1Q11, respectively. The Sales over Supply Ratio (SoS), considering Helbor's interest, was 22.7% in 1Q12.
The Land Bank represented construction potential of R$7.6 billion (R$9.0 billion considering Alden) on March 31, 2012, increasing 33.3% compared to March 31, 2011 and 22.7% compared to December 31, 2011. Helbor's interest was R$6.0 billion (R$6.7 billion considering Alden) at the end of the quarter.
Net Operating Revenue grew by 38.4% in the quarter, from R$224.6 million in 1Q11 to R$310.7 million in 1Q12.
Gross Profit totaled R$103.6 million in 1Q12, a substantial 59.4% increase from 1Q11. Gross Margin in the quarter came to 33.3% (Adjusted Gross Margin of 39.8%), increasing 440 basis points from 1Q11.
EBITDA was R$66.3 million, up 47.6% from 1Q11 and down 12.1% from 4Q11, with EBITDA margin of 21.3% (Adjusted EBITDA Margin of 27.8%). EBITDA Margin was 130 basis points higher than in 1Q11 and 70 basis points lower than in 4Q11.
Net Income was R$51.9 million (basic earnings per share of R$0.7967) in 1Q12, up 25.2% from 1Q11, with Net Margin of 16.7% (Adjusted Net Margin of 16.9%).
The Ratio of Net Debt to Equity decreased to 59.0%, from 63.8% in 4Q11. Cash flow was R$9.2 million, due to the reduction in net debt.
The Helbor remained this quarter as the company with the best profitability among the developers. The ROE indicator (annualized return on equity) remained at the level of the previous quarter by 26.2%. This leadership attests the company's ability to grow in sustainable pace while maintaining the profitability of projects.
