Kogen Construction Finds Success Through Diversification
Women-owned builder identifies niches in Chinese Drywall Removal, Green homes, Feng Shui, Aging in Place and Orthodox Jewish Construction
BOCA RATON, Fla., Feb. 21, 2012 /PRNewswire/ -- They say that necessity is the mother of invention; Julie Kogen and her company, Kogen Construction in Boca Raton, are prime examples of this adage.
"Instead of standing by waiting for the economy to improve, we created opportunities in specialties markets including Chinese drywall, feng shui, green building, Aging in Place for seniors and the Orthodox Jewish community," said Julie Kogen, President of Kogen Construction. "We identified voids and quickly put together expert teams to fill these needs in the marketplace."
Since the building industry hit bottom in 2008, Kogen Construction has learned to shape its own future. They've earned a reputation as an industry leader in niche markets, with a strong suit in Chinese drywall removal and Aging in Place for seniors.
"Aging in Place" is their new division that specializes in accommodating seniors as they age. Recently, Kogen installed an elevator and walk-in bathtub in the home of an elderly couple.
Daughter of a successful Chicago builder and granddaughter to self-made Russian immigrant, resourcefulness and tenacity is a Kogen family tradition. Her sister and cousin are also female builders that helped pave the way for Kogen.
One of Kogen's competitive advantages is a long history in building custom luxury homes. Contractors with commercial experience do not have the same attention to detail and skill set. Plus, Kogen has been diligent in learning all the nuances in their niches. For example, their understanding of Aging in Place for the elderly has been a benefit for clients.
"Being a women in a male-dominated industry, we had to be twice as determined to succeed. That means providing specialty services to our clients and doing it well -- like learning the needs of the Orthodox Jewish community," says Kogen.
Diversification is Kogen's winning formula today -- and they're not alone with this trend. According to a recent report by The Boston Consulting Group, companies that diversify may in fact have the better business model during tough economic times.
Since 2001 Kogen Construction has been providing niche solutions while steadily growing their customer base. That's quite an accomplishment considering the harsh building climate of recent years. According to Plunkett Research, Ltd., even accomplished luxury home builder Toll Brothers had revenues of $6.1 billion at its peak in 2006 that dipped to historic lows of $1.5 billion in 2010.
