Perma-Pier Foundation Repair of Texas says North Texas homeowners will pay around $5.3 billion in foundation damage costs over the lifetime of their home - a staggering sum that a few basic maintenance procedures could decrease dramatically. To help homeowners cut costs, the Dallas-based company has released a list of the 10 Most Common Foundation Maintenance Mistakes, and is offering it for free to consumers.
"We took a look at the 2010 census data for North Texas," said Jon Sisson, CEO of Perma-Pier. "The findings show roughly 1.6 million single-family homes in North Texas. Of the total, 60 percent will have foundation problems that require repairs, and at an average price of $5,600 per repair, the total cost to the region comes to $5.3 billion. It's a staggering sum and a real burden on homeowners.
"But even though Texas soils are known for causing serious foundation problems, much of the damage can be alleviated with a few basic care and maintenance procedures. You just need to know what the right - and the wrong - procedures actually are." Among the most common mistakes homeowners make are:
- Lack of moisture control. Moisture must be evenly maintained around the home's perimeter. When a homeowner waters one part of the house but doesn't water the other, the differences in soil moisture will cause the home to shift.
- Watering when the sun is high. The dry Texas summers cause water to evaporate at accelerated speeds. It's best to water when it's cooler, early in the morning or late at night.
- Landscape water consumption. Beautiful landscapes add to a home's appeal and value. But plants that require excessive amounts of water can drain the surrounding soil and create uneven moisture levels.
