Station House and Central Park Complete, Home Sales Exceed 2500
PRINCE WILLIAM COUNTY, Va., Oct. 8, 2025 /PRNewswire/ -- Biddle Real Estate Ventures, master developer of the mixed-use Potomac Shores community in Prince William County, has announced the completion of several major milestones. Highlights include completion of the Station House retail building and Central Park, both located in the community's future Town Center District, and the start of construction of the Potomac Shores Parkway extension. In addition, the developer announced plans to bring a premier regional supermarket to the Route 1/Route 234 intersection in Dumfries at the future main entry point to Potomac Shores, set to serve Potomac Shores residents and the broader community.

The contract signing for the new supermarket was brokered by KLNB Commercial Real Estate. The planned 49,000 square-foot market, which still requires zoning approvals and additional site upgrades before the purchase is finalized and formally announced, will link to the completed Potomac Shores Parkway extension.
Home sales within Potomac Shores have now surpassed 2,500, further fueling demand for new retail, restaurant, and service tenants in the community. Completion of the Potomac Shores Station House has jumpstarted interest in retail investment in the Marketplace corridor of the Potomac Shores Town Center, as well as in other areas of the nearly 2,000-acre development.
The Station House itself is designed to accommodate as many as five retail tenants, including an anchor restaurant. The 20,000 square-foot Station House features a pass-through for VRE Station access and more than 15,000 square-feet of retail space over two levels. The 8,500 square-foot upper level is planned as restaurant space, with views of the Potomac River and indoor and outdoor dining including more than 1,300 square-feet of outdoor dining across two terraces. The 1st floor includes more than 7,000 square-feet of retail space, which can be configured to accommodate as many as four different retailers serving train passengers, visitors and local community residents.
With VRE station design now having received final approval from stakeholder agencies and local jurisdictions, the Potomac Shores development team is planning for a 2026 start to construction of the station platform. The transfer of land from CSX to VPRA remains one of the final hurdles.
The next commercial construction in the Town Center is slated to be the new Kiddie Academy educational child-care center, with construction expected to commence in 2026.
Another milestone was reached in late September, with groundbreaking by Prince William County Public Schools for the new Potomac Shores Elementary School, set to serve as many as 1,050 students. Construction of the new school is expected to be complete by the 2027-2028 school year.
