ATLANTA, May 2, 2016 /PRNewswire/ -- Preferred Apartment Communities, Inc. (NYSE: APTS) ("PAC" or the "Company") today announced its acquisition on April 29, 2016 of six grocery-anchored retail shopping centers with an aggregate of approximately 535,000 rentable square feet in three states including Georgia, South Carolina and Alabama for an aggregate purchase price of approximately $68.7 million, exclusive of acquisition- and financing-related transaction costs. PAC acquired these assets through its wholly-owned subsidiary New Market Properties, LLC. Joel T. Murphy, President and Chief Executive Officer of New Market Properties, LLC, said "We are delighted to add 5 more Publix anchored centers and 1 Wal-Mart Supercenter anchored center to our growing Sunbelt portfolio. We now own 21 grocery-anchored centers consistent with our strategy of acquiring well-positioned grocery-anchored retail centers in suburban Sunbelt markets anchored by strong market leaders." These acquisitions were financed utilizing separate first mortgage loans for four of the six properties from Unum Life Insurance Company of America, Colonial Life & Accident Insurance Company and First Unum Life Insurance Company for an aggregate amount of approximately $25.0 million with the balance of the purchase price paid from PAC's available funds. Each first mortgage loan has a maturity date of May 1, 2026, has a fixed interest rate of 3.97% per annum, and amortizes based on a 25-year amortization. Two of the centers were purchased for all equity without mortgage financing.
