Q2 2026 Buy-Side Index Finds Sharp Price Divergence Across State Markets

In the same quarter that New York home prices grew 7.4 percent year over year, Vermont prices declined 2.0 percent and Oregon fell 1.4 percent. The top closing count in the national dataset reached 119 transactions in a single quarter.

ATLANTA, Sept. 11, 2026 /PRNewswire/ -- Where Q1 2026 showed a market broadly tightening across most states, Q2 2026 reveals the first clear divergence in the national dataset. Supply conditions and price growth moved in the same direction in most states but split sharply in others. New York's median sale price grew 7.4 percent year over year to $553K, the strongest growth rate in the national dataset. Vermont's fell 2.0 percent, Oregon's fell 1.4 percent, and Washington's fell 1.3 percent. Connecticut ended Q2 with 2.2 months of supply, the tightest reading nationally. Hawaii remained above 6 months all quarter, the only state operating consistently in buyer-favorable conditions. Six states, including Texas, Tennessee, and South Carolina, held in balanced territory throughout the quarter.

The findings come from the Q2 2026 edition of the Quarterly Buy-Side Performance Index, published by Agent Pronto and CINC, both part of the Fidelity National Financial family of companies. 

The index ranks the top 25 buyer's agents and teams in all 50 states by total transaction volume for the quarter ending June 30, 2026. Q2 2026 is the second edition. The index launched in Q1 2026 as the first quarterly, all-state buy-side performance ranking ever produced in U.S. real estate. All 50 state reports are available now through Agent Pronto.

The states where prices declined, the markets where absorption slowed by double digits, and the zip codes generating ten confirmed top-25 closings from a single community in a single quarter: none of that picture was available to the industry before."

What Q2 2026 Shows

The Q2 2026 national dataset covers 50 states and more than 1,200 ranked agents and teams. Key findings include:

• Geographic concentration confirmed. Park City, Utah's 84098 zip code contributed 10 confirmed top-25 transaction addresses in Q2, the highest single-zip concentration in the dataset. Virginia's McLean community contributed 10. Charleston, South Carolina's Historic District, Ohio's New Albany, and Tennessee's Brentwood each contributed 8, with several adjacent-address pairs on the same streets in the same quarter.
• Price divergence widened. New York led at +7.4 percent year-over-year price growth. Oregon, Vermont, Washington, and Texas all posted flat or negative readings, while New Jersey and Pennsylvania both grew 5.9 percent.
• Supply held tight in most markets but split at the extremes. Connecticut reached 2.2 months of supply, Hawaii exceeded 6 months, and Vermont's active inventory grew 15.9 percent year over year, the largest rate in the national dataset.
• Days on market ranged from 31 days in Rhode Island to 85 days in Montana. North Carolina's median days on market extended 14 days from the prior year, the largest year-over-year increase in the dataset. Maine's improved 10 days, the largest decrease.
• Volume leaders set a new benchmark. Christopher Marti in Texas closed 119 transactions in Q2, the highest single-quarter closing count in the national dataset. Tiffany Williamson in North Carolina closed 115. William Gabbard in Ohio closed 111.

What the Index Measures

Each state report ranks the top 25 buyer's agents and teams by total buy-side transaction volume in the quarter, ordered by total dollar volume closed. Rankings are built from confirmed transaction data. For every ranked agent and team, the report includes:

• Closing count for the quarter
• Total sold dollar volume for the quarter
• Median sale price for the quarter

Each report also includes a market snapshot covering inventory, months of supply, median sale price, and median days on market across the three months of the quarter, with a year-over-year comparison against Q2 2025.

Market data is provided by Redfin. Buy-side transaction data is provided exclusively by Agent Pronto and CINC, which aggregates buy-side activity nationwide to produce the rankings.
