RALEIGH, N.C., Nov. 21, 2011 /PRNewswire-USNewswire/ -- The Triangle Multiple Listing Service (TMLS) reports the following information pertaining to the housing industry in the greater Triangle region during October of 2011. The data shown reflects information on residential properties located in the 16 counties of the greater Triangle Region. The percentage changes are comparisons with the prior year's month unless otherwise noted.

Closed sales continued a four-month favorable trend in October to exceed sales for the same time frame in 2010. Sales in October were up almost 12 percent over October 2010 and the four months (July, August, September and October) showed an almost 14 percent increase over the same time period last year. Wake County had an almost 20 percent increase in sales over 2010 and Johnston County had an almost 19 percent increase over the prior year! In addition, the pending sales (homes under contract, but not yet closed) also exceeded last year by over 9 percent and this marks the sixth consecutive month this indicator has exceed last year
New Listings in the Triangle region decreased 17 percent to 2,650. Inventory levels shrank 20.5 percent to 15,078 units, a trend that could indicate a changing landscape. Prices lost some ground. The Median Sales Price decreased 5.4 percent to $182,063. Days on Market increased 14.2 percent to 126 days. Absorption rates improved, as Months Supply of Inventory was down, 12.6 percent to 9.4 months.
The Housing Affordability Index was at 192 which is its second highest level in the past 12 months. This index measures housing affordability for the region. An index of 120 means the median household income was 120% of what is necessary to qualify for the median-priced home under prevailing interest rates. A higher number means greater affordability.
