SBMI Group leaving indelible mark on Hillcrest neighborhood with planned green renovation of notable 10,000 square foot building at 1253 University Avenue

SAN DIEGO, Feb. 29, 2016 /PRNewswire/ -- SBMI Group, Inc., a San Diego commercial real estate management and investing firm, announced today that it is in the earliest stages of renovating a 10,000 square foot building at 1253 University Avenue in Hillcrest.
The building originally housed a 1920s dance hall and is located in the heart of the trendy Hillcrest neighborhood. The mixed-use building will likely include a healthy café on the lower level, along with 4-5 creatively-designed office spaces upstairs.
SBMI Group Managing Partner Brandon Blum claims the highlight of the building is a huge mezzanine area (currently used for storage) which will be converted into a common area for mingling and social interaction.
"We're really excited to create a unique, cool, trendy mixed-use facility that will pay homage to the significance of the building while tapping into the collaborative nature of entrepreneurs and small companies," says Blum. He sees the mezzanine as a place to unwind, talk with other building tenants, share creative ideas, and work collaboratively.
SBMI plans to create a bright, cheery atmosphere reminiscent of tech companies, albeit on a much smaller scale. SBMI Group Managing Partner Daniel Shkolnik says that green initiatives were not overlooked when planning renovations. The company plans to install energy efficient lighting as well as solar to reduce the building's carbon footprint.
Because of its central location, 1253 University Avenue is within walking distance of restaurants, cafés, and nearby residential pockets. Other recent neighborhood improvements include retail, general office, multi-residential and commercial developments.

Renovations are underway. Completion is scheduled for September 2016, with move-ins beginning immediately thereafter.
