Sperry Van Ness International Corporation Launches New Property Management Franchise Product

IRVINE, Calif., Dec. 11, 2012 /PRNewswire/ -- Sperry Van Ness International Corporation, a commercial real estate brokerage franchisor, announced today that the company is ending a successful year with the launch of a new property management franchise product: Sperry Van Ness Property Management Services (SVN|PM Services).

Built on the Sperry Van Ness commercial real estate platform that covers more than 150 markets nationwide, SVN|PM Services franchises offer real estate investors comprehensive property management services including strategic local market advice, sales and leasing, building maintenance and service call response, tenant retention, capital improvement management, and detailed account reporting. A newly launched Master Insurance Program also brings lower deductibles and more comprehensive property insurance coverage to SVN|PM Services clients. The system helps investors achieve greater operational efficiency and maximize return on investment.

The launch of SVN|PM Services follows a highly successful year for Sperry Van Ness International Corporation (SVNIC), which achieved significant growth in 2012 and is poised for additional expansion in the coming year. Twelve new franchise offices and 10 satellite offices were added in the last year with several more expected to open prior to year-end. The company also experienced a 29% increase in revenue in addition to launching a successful auction services platform and expanding into specialized markets such as marinas.

Franchise Expansion
In the last year, SVNIC added 12 new franchise offices nationwide, including San Diego and San Jose, Calif.; Scottsdale, Ariz.; Houston and Dallas, Texas; Fort Wayne, Ind.; Cincinnati, Ohio; and Providence, R.I.; among others. In addition, existing offices expanded across the country via satellite offices in locations like Ventura and San Francisco, Calif.; Indianapolis, Ind.; Winter Park, Fla.; Washington, D.C.; and Bethesda, Md. The franchises are divided between commercial real estate brokerage and the company's new property management product. SVNIC anticipates further franchise growth in 2013.

Online Auction Services
As the only brokerage firm that markets all of its properties nationally to a 100,000-member brokerage and investment community, SVNIC was strongly positioned to create an online commercial real estate auction product targeted to major companies, banks, REITs and institutional owners. Held in late October 2012, the company's Q4 online auction was highly successful and included more than 100 quality and income-producing properties valued at more than $180 million.
