Wine-Industry Related Businesses Lease Close to 1-Million Square Feet of Space in Fairfield, California

FAIRFIELD, Calif., Jan. 16, 2014 /PRNewswire/ -- Almost 1 million square feet of commercial real estate space, some of which still has yet to be constructed, is being snapped up in Fairfield, California by businesses in the wine industry.

The companies are Encore Glass, a customer-service focused wine bottle supplier, which recently moved its operations from Benicia, California, and Saxco International, LLC (Saxco), a leading provider of rigid packaging solutions to the wine, beer, liquor and food industries in North America. 

Encore Glass occupies a 318,000 square-foot building constructed by Buzz Oates Development of Sacramento. Construction was completed on the building in December 2013, and is located at 2925 Cordelia Road on 43-acres that the City sold for $4.5 million to Oates in July 2012.

"We relocated to Fairfield because it offers the perfect centralized location to best serve our customers and accommodate our growth," says Bradley J. Tucker, President and CEO of Encore Glass.

Oates is also set to begin construction in first quarter 2014 on two buildings totaling 650,000 square feet, which have been leased by Saxco. Those buildings will sit on land that was part of the 43-acre purchase from the City as well as property adjacent to the City-owned site purchased by Oates from a private individual.

Phil Garrett of Colliers International in Fairfield handled the land sale and leasing of the three buildings. 

"We chose to invest in Fairfield, building almost 1 million square feet, because the city's industrial market has the appropriate balance of supply and demand, in a desirable geographic location," says Kevin F. Ramos, Chief Investment Officer for Buzz Oates Group of Companies. "City officials were very cooperative to work with and helped us and our clients achieve our objectives."

Oates, in conjunction with JCM Partners, LCC, the neighboring property owner of a vacant 52-acre parcel, constructed $3 million in infrastructure improvements on Cordelia Road, including extending utilities, undergrounding all overhead lines, and installing curbs, gutters, and sidewalks.

Other Fairfield wine-related businesses include C & E Capsules, which manufactures wine closures, Bruni Glass, a wine bottle distributor, ACI Cork, a cork manufacturer and distributor, Verallia, a glass container manufacturer and Owens-Illinois Glass Container Inc., a glass bottle manufacturer. With the new development, Fairfield's wine related businesses will now occupy over 2.5 million square feet of industrial space.

Also, Napa Valley-based Caymus Vineyards, has a 178-acre vineyard and plans for a winery production and warehouse facility on a site neighboring the development.
