WILMINGTON, N.C., Feb. 10, 2011 /PRNewswire/ – The scene of the real estate world has changed. Today's buyers are different and whether, one can argue, they are more savvy or just less trusting, the days of selling buyers on a vision, in hopes to create enough financial interest in a real estate project to fund the actual development, has mostly if not completely disappeared. Unlike many of his industry peers, developer Steve Clark is comfortable changing the game.
Developer of the boutique coastal community, Waterway Cove, in Ocean Isle Beach, N.C., Clark feels right at home in this new real estate reality. Combining his vast experience in residential building and his tremendous success in the telecommunications industry, Clark offers a noticeably different perspective on real estate development.
"I believe a buyer should be able to experience a property before buying it — touch it, feel it, see the exact view from the front porch or kitchen window," states Clark. "I was always amazed when people would ask to taste wine before buying it or test drive a car before purchase, yet those exact same people would, off a few renderings and a couple of beautiful photos, risk hundreds of thousands of dollars on a promise of a real estate dream," he continued.
Clark, along with partner Hardy Dail, believe so much in the idea of showing buyers instead of telling them that they are putting their money where their mouths are. Before they released Waterway Cove for sale to the general public, Clark and Dail infused the development with a tremendous capital outlay in order to complete the infrastructure, roads, numerous homes, parks, bridges, and are nearing completion on the large amenity center clubhouse and pool which will be home to a fitness center, library, meeting room and pool house slated to open May 1, 2011.
"We know we have a special project here. It is very unique and it is in a one-of-a-kind location. But, it isn't important what I think," said Clark. "Buyers should feel very comfortable with their purchase and with the lifestyle they will enjoy after that purchase. I believe we have built the right homes, in the right location for the right price and now we want the public to be able to see this exact same thing, too."
Waterway Cove recently opened its new sales office and is opened to the public daily for private real estate tours.
