$20 Million Mountain Chateau sale highlights a recovered real estate Market in Southwest Montana
BIG SKY, Mont., Oct. 30, 2014 /PRNewswire/ -- The $20 Million luxury ski chalet Mountain Chateau at Yellowstone Club, listed by L&K Real Estate reported as sold on Mon. October 27, 2014 to an undisclosed buyer.
Located in Big Sky, MT, the ski-in, ski-out residence holds true to the name, encompassing over 15,000 square feet with access to 5750 acres of trails at the Biggest Skiing in America at Big Sky Resort, along with 2200 acres of adjacent private skiing at Yellowstone Club's Pioneer Mountain. Summertime offers access to the private golf course, miles of trails and location within an hour drive of Yellowstone National Park.
In addition to sporting unmatched recreational opportunities, Mountain Chateau also defines luxury in Montana with Cedar and Douglas fir timbers, Italian marble floors, a handmade spiral staircase, cinema, guest loft, workout facility, and ski hut.
Eric Ladd, who sold developer property at Yellowstone Club prior to starting a brokerage L&K Real Estate with partner Ryan Kulesza, describes the Southwest Montana market as growing. Ladd explains that a sharp increase in sales volume and stabilized prices quickly followed when mergers brought the area resorts together "Buyer confidence has returned with strong leadership and a cohesive vision for the growing community."
Ladd added that in addition to the mergers, more direct flights to the upgraded Bozeman Yellowstone International Airport from places like New York and Houston have aided in the growth.
MLS reports confirm the steady recovery showing a 168% increase in sales volume in the Big Sky, Mont. in the past year compared to 2008, which was hit hard in the recession with bankruptcies plaguing the luxury resorts of Yellowstone Club, Moonlight Basin and the Club at Spanish Peaks.
Similarly, other luxury ski resort markets that struggled during the recession are also seeing an increase in sales, according to the 2014 Knight Frank Wealth Report. The report highlights the trend, noting in their attitudes survey that 20% of US resident UHNWIs (Individuals with $30million+ investable assets) are interested in owning a ski home.
Ladd speaks to the growing southwest Montana luxury market divulging the secret "{Big Sky} is a hidden gem, you can have a slopeside luxury home without the crowds for a much lower price per square foot than places like Aspen or Vail."
