The Chinese Drywall Complaint Center says, "We get calls almost every day from home buyers in Florida, Mississippi, Louisiana, Alabama, or the Houston metro area about their chilling discovery the home they just purchased contains toxic Chinese drywall. Their real estate agent was either clueless, or intentionally omitted the possibility of toxic Chinese drywall, and their home building inspector's report has language in the report that states something along the line of, 'this inspection does not include Chinese drywall.'
"None of the states we have mentioned have disclosure laws related to toxic Chinese drywall for home buyers, which to us is astonishing since it is well documented that the gasses be emitted by toxic Chinese drywall are strong enough to eat holes in a copper air conditioning coil. In most cases the home was sold as a foreclosure, or a short sale." http://ChineseDrywallComplaintCenter.Com
What The Chinese Drywall Complaint Center is proposing is a supplemental inspection that will check for indications of toxic Chinese drywall. This inspection should include:
- Remove all electrical receptacle plates in every room of the home to ensure the copper ground wires have not turned black.
- Remove the electrical circuit breaker box cover to ensure the copper electrical wires have not turned black.
- Inspect the air conditioning coils to ensure they have not turned black, and call the air conditioning service company to ensure the home does not have a history of repeated AC coil failures.
- Inspect all visible copper pipe in the home/attic to ensure the copper pipe has not turned black.
- The report should include what year the home was built, or remodeled. The years 2005 through 2007 are a problem in all the states that have been mentioned with respect to toxic Chinese drywall.
The Center says, "We are not proposing destructive testing because of the costs involved, and we think the inspection protocol we have outlined should be sufficient. However, we do think it important that the inspector has a hold harmless addendum in the report, provided the inspection follows the guidelines we have suggested, and provided the inspector takes pictures, so that there is documented proof."
If a well established home building inspection firm with an excellent reputation is interested they are encouraged to contact the Chinese Drywall Complaint Center anytime at 866-714-6466 for more specific information. The Center believes this Chinese drywall home inspection service is desperately needed in every major city in Florida, Alabama, the Gulf Coast of Mississippi, the greater metro area of New Orleans/Baton Rouge, and the Houston metro area. http://ChineseDrywallComplaintCenter.Com
